Dream Industrial REIT Acquires Chancerygate Assets to Enter U.K. Market

Dream Industrial REIT has taken a major step in its European growth strategy by entering the U.K. multi-let industrial market. The Canadian real estate investment trust announced that it has entered into definitive agreements as part of Dream Unlimited Corp.’s acquisition of Chancerygate Limited, one of the U.K.’s leading industrial property developers and asset managers. The move will expand Dream Industrial REIT’s footprint in Europe, strengthen its private ventures business, and provide access to high-quality industrial assets in a market supported by strong demand and limited supply.

The transaction is expected to close in August 2026, subject to customary closing conditions.

Dream Industrial REIT enters the U.K. industrial market

Under the agreements, Dream Unlimited Corp. will acquire Chancerygate Limited, including its investment management and development platform. At the same time, Dream Industrial REIT will acquire Chancerygate’s wholly owned real estate assets and its co-investment interests in managed ventures.

Dream Industrial REIT will pay approximately £78 million (about C$147 million), gross of certain in-place debt, for the acquisition. The REIT also expects to invest an additional £25 million (about C$47 million) to complete ongoing development projects. The company said the transaction supports its long-term strategy of expanding its industrial real estate portfolio across key European markets while increasing recurring income through strategic partnerships.

Acquisition adds development projects in the U.K. and Spain

The acquisition includes five industrial development projects with a target gross leasable area of approximately 510,000 square feet. Four of the developments are located in established industrial markets across the United Kingdom, while one project is located in Valencia, Spain.

One U.K. development totaling approximately 104,000 square feet reached substantial completion during the first quarter of 2026. Two additional projects, representing around 184,000 square feet, are expected to be completed during the third quarter of 2026 and are currently in discussions with potential occupiers.

The remaining two developments are expected to reach completion during the second half of 2027. Once stabilized over the next six to eighteen months, the projects are expected to deliver an estimated unlevered yield on cost of approximately 8%.

Strategic private ventures business grows in Europe

The transaction also significantly expands Dream Industrial REIT’s strategic private ventures platform in Europe.

Chancerygate currently manages institutional investment partnerships with approximately £1.2 billion in gross asset value. Dream Industrial REIT will acquire Chancerygate’s minority ownership interests in these ventures for approximately £23 million (about C$43 million).

Following the completion of ongoing developments and the realization of built-in mark-to-market potential, the company expects these investments to generate a stabilized capitalization rate of more than 7.5%. The portfolio includes approximately 4.7 million square feet of operating industrial properties and another 3.2 million square feet of development projects. Around 90% of the portfolio’s value is located in the United Kingdom, further strengthening Dream Industrial REIT’s presence in one of Europe’s most active industrial property markets.

New European investment platform planned

Dream Industrial REIT, Dream Unlimited, and Chancerygate are also working with a leading global institutional investor to establish a new pan-European multi-let industrial joint venture.

The proposed platform will focus on acquiring, developing, and managing industrial properties across Europe. It aims to build a portfolio with a target gross asset value of approximately €500 million (about C$800 million) over time. The company believes the new venture will create additional investment opportunities while expanding its asset management business across the region.

Leadership sees long-term growth opportunities

Alexander Sannikov, President and Chief Executive Officer of Dream Industrial REIT, said the company has built a strong industrial platform in Germany and the Netherlands over the past several years. He noted that entering the U.K. through the Chancerygate transaction gives the REIT access to high-quality industrial assets while significantly expanding its strategic private ventures business in Europe.

Bruce Traversy, Chief Investment Officer of Dream Industrial REIT, said the U.K. multi-let industrial sector continues to benefit from strong market fundamentals, including limited supply, low vacancy rates, growing demand driven by e-commerce, and attractive long-term rental growth prospects.

Strengthening European expansion

The acquisition marks an important milestone in Dream Industrial REIT’s European growth strategy. By adding high-quality development projects, expanding its private investment platform, and planning a new pan-European joint venture, the REIT is positioning itself for long-term growth across the region.

With a stronger presence in the United Kingdom and continued investments in Europe, Dream Industrial REIT aims to build a larger industrial real estate portfolio while creating new opportunities for investors and institutional partners.
