The acquisition marks HVPG’s first investment in Northern California and expands the company’s growing affordable housing portfolio across the United States.
HVPG Expands Into Northern California
According to the company announcement, Mosa Apartment Homes is located at 10149 Bruceville Road in Elk Grove, a rapidly growing city near Sacramento. The community was recently developed to provide affordable rental housing for working families and lower-income residents.
Industry reports valued the transaction at approximately $83.6 million. The property includes 387 apartment units spread across multiple residential buildings and more than 528,000 square feet of development space.
HVPG said the acquisition aligns with its long-term strategy of preserving and operating affordable housing communities in high-demand markets.
Affordable Housing Community Built for Families
Mosa Apartment Homes was developed as an income-restricted housing community. The apartments are reserved for households earning between 30% and 80% of the area median income, helping provide lower-cost housing options in a region where rental demand continues to increase.
The development offers one-, two-, and three-bedroom apartment layouts designed for families and working residents. Apartments include modern interiors and energy-efficient electric appliances.
The community was built with a strong focus on long-term residential living. Property amenities include landscaped outdoor spaces, playgrounds, community gathering rooms, fitness facilities, and learning spaces for residents.
Reports from the property website also mention co-working areas and computer learning centers designed to support remote work, education, and daily resident needs.
Growing Demand for Affordable Housing
The Elk Grove and Sacramento regions have experienced strong population growth in recent years, increasing pressure on housing availability and affordability.
