A major investment firm is moving into the residential property data market with a new acquisition agreement. Providence Equity Partners L.L.C. has entered into an agreement to acquire Hometrack, a provider of residential real estate digital valuation and property risk data and analytics in the UK and the Netherlands. The transaction will bring Hometrack into Providence’s portfolio as the company continues to serve mortgage lenders, investors, insurers and other participants in the residential property market. The deal remains subject to customary regulatory approvals.

Hometrack Supports Digital Mortgage Decisions

Hometrack focuses on residential property data, digital valuation and property risk analytics. The company has a particular focus on mortgage lending in the UK and Netherlands, where it provides technology and data infrastructure that helps mortgage lenders make underwriting decisions faster, more consistently and at scale.

Hometrack currently services 16 of the Top 20 UK mortgage lenders and all of the Top 14 Dutch mortgage lenders, according to Providence. The company also provides data that informs decision-making for financial services companies, public and private property investors, and insurers. The company operates across the residential property and mortgage markets. Its services include automated valuation and property risk solutions designed to help businesses make informed decisions throughout the property lifecycle.

Providence to Support Further Investment

Providence said it will work alongside Hometrack’s management team and support continued investment in innovation, product development and customer service. The firm said this will help Hometrack build on its existing market position.

Robert Sudo, Senior Managing Director at Providence, said Hometrack is a market leader in automated residential property valuations. He highlighted the company’s technology, customer relationships and role in the mortgage ecosystem as important strengths. Sudo also pointed to the continued digitisation of lending operations. As lenders move more of their processes online, Providence believes Hometrack is positioned for long-term growth.

Hometrack Welcomes the Acquisition

Charlie Bryant, Chief Executive Officer of Hometrack, described the transaction as a new chapter for the company. He said Hometrack has built its platform to help lenders and other property market participants make faster and more informed decisions while improving customer experiences.

Bryant added that Providence shares Hometrack’s long-term vision. He said the two companies look forward to continuing investment in Hometrack’s technology, people and customers. The planned acquisition therefore brings together Providence’s investment experience and Hometrack’s established position in residential property data and digital valuation. However, the companies have not announced that the transaction has been completed. Regulatory approvals are still required before the deal can close.

Advisers on the Transaction

Providence is receiving financial advice from Deutsche Bank and Rothschild & Co, while White & Case LLP is serving as its legal adviser. Hometrack is being supported by Arma Partners and JP Morgan as financial advisers, with Freshfields acting as legal adviser.

A Focus on the Digital Property Market

The acquisition comes as mortgage lenders continue to adopt digital processes and seek technology-enabled solutions. Hometrack’s existing position with major UK and Dutch mortgage lenders gives it an established role in this changing market.

Providence said Hometrack is well positioned to benefit from the continued adoption of digital processes and demand for technology-enabled mortgage solutions. For Hometrack, the agreement provides a new ownership chapter while maintaining its focus on technology, data, innovation and customer service. The transaction is still awaiting customary regulatory approvals. Until those approvals are secured, the acquisition remains an agreement to acquire Hometrack rather than a completed transaction.
